Your Gas Safety Duties as a Landlord
Under the Gas Safety (Installation and Use) Regulations 1998, landlords in England must:
- Have a gas safety check done every 12 months
- Give tenants a copy within 28 days of the check
- Give new tenants a copy before they move in
- Keep records for at least 2 years
- Keep gas appliances, pipework and flues safe
- Use a Gas Safe registered engineer
- Fit a CO alarm in any room with a fixed combustion appliance (not gas cookers)
- Fit a working smoke alarm on every storey

How much does a landlord gas safety certificate cost?
A gas safety certificate typically costs £60 to £90 for a property with a boiler and one other gas appliance, and around £10 to £15 for each extra appliance. Adding a boiler service at the same visit usually brings the total to around £110 to £160.
How often do I need a gas safety certificate?
Every 12 months. You can have the check done up to 2 months before the expiry date and keep the original anniversary date, so you don’t lose any time on your certificate.
What does a gas safety check cover?
Every gas appliance and flue you provide, such as the boiler, gas fire, cooker and hob. The engineer checks they’re working safely, burning correctly and that fumes are going out through the flue.
What happens if an appliance fails?
If something is unsafe, the engineer will explain why and, with your permission, turn it off to keep tenants safe. We’ll give you a price to repair or replace it, and can usually fix it quickly.
What happens if I don’t have a valid certificate?
Failing to carry out gas safety checks is a criminal offence. Landlords can face heavy fines or even prison, and above all it puts tenants at risk.
