This Hale homeowner, who lives on one of the streets running between Hermitage Road and Hale Road, has had their Vaillant serviced every year since it was installed, which is what keeps the manufacturer warranty valid. When the boiler went in nine years ago, a MagnaClean magnetic filter was fitted on the pipework to catch sludge before it reaches the boiler. It’s one of the reasons a boiler of this age is still running well.

Two years ago the family added a small extension. They didn’t need a bigger boiler: the existing ecoTEC had enough output to run two new radiators in the extension. They would ideally have liked the boiler moved at the same time, but relocating it wasn’t possible, so the flue was adjusted instead to suit the new layout.

The takeaway: a small extension doesn’t automatically mean a new boiler. Check the output first, and look after the system with a filter and yearly servicing.
